The Inn FAQs

The Inn at HollyHedge and HollyHedge Estate are two separate yet coexisting entities that come together to make your experience at HollyHedge even more special. Our amazing innkeepers and event coordinators are well-experienced in their respective areas, and are happy to answer any questions you may have.

The following are FAQs related specifically to our Inn. For event-related questions, please visit our Wedding FAQs.

The Inn at HollyHedge has 15 rooms that we typically set aside exclusively for wedding guests. We offer every wedding couple the opportunity to place a room block at the Inn for their guests for the night of their wedding. In addition, we have a sister inn – The Lumberville 1740 House – which has another 23 riverfront rooms just 4 miles from HollyHedge.

Unfortunately, we do not provide discounts on rooms for groups. Instead, if your wedding party books all of the rooms at the Inn @ HollyHedge, we provide the Honeymoon Suite for free for the couple on their wedding night – a $350 value! HollyHedge and the 1740 House will also provide a complimentary shuttle between the two properties on the night of your wedding if you book 10 or more rooms at the 1740 House.

To block rooms, you will need to contact Innkeeping directly by phone or email at: (215) 862-3136 ext. 1 or at innkeeper@www.hollyhedge.com. HollyHedge can not guarantee any or all rooms will be available at the 1740 House for your guests. Rooms are booked on a first come, first served basis.

If there is another event the day before or after your own, that party has the right of first refusal on all rooms at the Inn. (Just as we reserve that right for you and your guests.) If that party does not wish to book rooms at HollyHedge, then you are welcome to reserve them after they have been released or we’ve been notified in writing by the other party that they do not wish to reserve the Inn. We cannot guarantee rooms for more than one night at the Inn for your guests, but we will do our best to help you arrange for the accommodations you need.

Payments for any Inn rooms may be done through a credit card, cash, or check.

HollyHedge has three first floor rooms with limited or low thresholds. Unfortunately, these rooms predate certain building codes and are not up to current ADA accessibility standards. Please contact us if you would like to know more about our room accessibility, and if you’d like our help or recommendation on which room may be best suited for your needs.

Generally, we do not allow pets in any of the Inn rooms.

In accordance with state and federal regulations we allow licensed service animals to escort guests during their stay with us.

We do not allow smoking in guest rooms. Smoking is permitted in designated outdoor areas. Guests who smoke in rooms, including the use of vape pens or medicinal marijuana, will be charged an additional cleaning fee.

If your reservation is cancelled 2 weeks or more prior to the arrival date then your deposit is refunded less 10% of any credit card charges that may have been made.  If your reservation is cancelled within 2 weeks but more than 24 hours prior to your arrival date then a 50% of the room costs will be charged to your card, or your deposit will be not be refunded. If your reservation is cancelled 24 hours or fewer prior of your scheduled arrival date your credit card will be charged in full for all rooms charges.

All rooms are subject to a 6% Pennsylvania Sales Tax and a 5% Bucks County Lodging Tax.  Each room night is also subject to a nightly housekeeping fee of 3.50 which goes to the Housekeeping team.

Additional service charges may be assessed for:
• Unreturned room keys: $25 per key
• Smoking in rooms: $50 minimum / $250 maximum per room
• Pet cleaning fee of $50/night will be automatically assessed for each night that a guest and pet stay at the inn, up to $100/stay.
• Theft, damage, excessive cleaning or abuse to property: $25 minimum up to the cost of replacement and damages
